If you are selling your home it is beneficial to have your home tested for radon before putting it on the market. If your results are low based on a property conducted radon test, can be a positive selling point as well as saving you time during the selling process.

Once you have your home active on the market and have buyers looking, in most cases they are going to have a radon test performed during their inspection period. If the radon levels are 4.0 or higher (EPA/Ohio standards) they have the option of asking for radon mitigation because it IS a health and safety issue.

HOME-BUYERS

Essentially, in Ohio  it is up to the buyers to decide if they are comfortable with the results from your radon test . If your home has not been tested the buyers have the option of having a 48 hour radon test performed with a CRM.

If the home has been tested for radon it is up to the buyers to decide if these results are sufficient. there are a few things to consider while deciding if their results were sufficient.

*The duration of test and what type of test was used (must be a minimum of 48 hours) or it is invalid

* Company or person that performed the test, ensure they were licensed by the state of Ohio, Ohio requires that a license radon tester performs the testing.

* If there have been structural changes in the home since testing, a new radon test should be performed.

*Lastly, what is the radon level, are you comfortable with that? Ohio EPA says to act upon reducing the levels if they are 4.0 or higher.

Should I Mitigate

Rather you are the seller or the buyer of a home if your level is 4.0 pCi/L or higher the EPA suggests mitigation. Radon mitigation only takes a few hours to install. It will draw the radon soil gas from beneath the foundation of the home and will be exhausted to the outside of home in a manner to prevent reentry.
